土豆上任之初就明确表态了,如何控制房价是 “地方政府的事情” , 联邦政府不会从国家层面进行调控。 注意, BOC掌握的是“货币政策“,联邦政府掌握的是 “财政政策“,地方政府掌握的是”行政政策“, 如果你也是中间派,建议下次省选,你投NDP,下下次投保守党。

我觉得加拿大的房贷主们应该向政府请愿,要求可以锁定贷款期内的利率。房地产是个长期投资,以25年为例,如果只能最高锁定5年,那么在其后漫长的20年里,房贷主要承受市场和利率的双重波动的冲击,使消费者处于极端不利的处境。如果能够锁定利率,那么还款总额可以确定,有利于消费者控制风险。

俺可是真情实意为肉友抱不平呀,俺给大家指出房贷合约是不公平合约,银行全方位保护了自己,而让借贷方完全暴露在风险面前。允许在贷款期内锁定利率至少给双方一个公平的规避风险的机会。

不会到20%的,因为目前看没有理由出现超高的CPI(加元升值,输入通胀降低,资源和大宗商品价格低位徘徊,连续多个季度的大额贸易逆差,加拿大M2增幅非常有限...等等),没有出现委内瑞拉或者俄国那样地货币崩溃。

所以,现在 Poloz 是借着 楼市泡沫最后光辉而拉高的2Q GDP 为难的借口,提高利率为应对后面的楼市危机所引发的金融危机(的倾向) 提前留出货币政策调整的空间。

以后的加息节奏,应该还是受到FED的货币政策的引导。没有太多理由,BOC独立于FED的货币政策。 除非NAFTA终止,美加贸易量出现断崖式下降。(可能性不太大)
